The First Time Home Ownership and Purchase Services Program



At Neighborhood Housing Services of Camden, Inc. (NHSC), we strive to create a positive learning environment that offers the necessary personalized attention needed to address each client’s unique housing goals. Therefore, our HUD certified First Time Home Ownership and Purchase Services (HOPS) program is provided exclusively through private individualized counseling sessions.


Our HOPS program consists of 3 parts:



Home Buyer Education Course “Fast Track”



“Fast Track” was designed to quickly and efficiently inform the homebuyer of their options and instill the knowledge needed to make good decisions during the purchasing process. It is an excellent way to provide anyone from “near ready” homebuyers to those simply looking to be educated on the homebuyer process with the information needed to move them toward home ownership.



Pre-Purchase Counseling



After successful completion of our “Fast Track” course, potential homebuyers are encouraged to participate in our Pre-Purchase counseling. At this time, you are assigned to a personal counselor who will discuss with you your homeownership timeline, assess your financial readiness, and outline the appropriate options that fit your needs.


For a nominal fee, you may add our optional credit counseling service to your program at any time.  This option is ideal for potential homebuyers with fairly minor credit obstacles. Usually the obstacles can be resolved within a month or two.


NHSC, Inc. works with our clients to help them chose the right mortgage products that they can afford. With features like low-down payments and savings match programs homeownership can become an obtainable goal. 



Post-Purchase Counseling


Successfully sustaining homeownership is the most important part of the whole process. Through our post-purchase component, NHSC, Inc. conducts follow-up contacts with “Fast Track” trained participants in order to offer additional support, refinancing counseling, and, if necessary,

pre-default / pre- delinquency counseling.
